Utilizing a new way of creating and maintaining affordable housing for childcare and ECE teachers, we will create a family childcare center on a large property with room for additional housing for teachers.

Once the houses have been built (with donation and grant money), the property will be self-sustaining through profits from the family childcare center and small amounts of rent.

PHASE 1

Main House rehab to accommodate a teacher family and family daycare.

Converting the garage space into a 1-bedroom Jr. ADU for an additional teacher to live.

Estimated Cost: $200,000

This phase is not part of the nonprofit. It will be done by Jeremy and Amanda, and profits will be used to repay their loan for the property.

PHASE 2

Building a detached 800-1,000 sq ft 2-bedroom ADU in the back of the property.

PHASE 3

Our hope is to initiate the first lot split immediately due to the time necessary for approval, about one year.

Once the initial lot split is completed, the plan is to utilize SB 9 to split the lower lot into 2 lots so it can fit a total of 6 additional units

Estimated costs for lot splits: $30,000

Time for lot splits: 1+ year

After the SB-9 lots split, we will build 6 units in the lower lots. The goal will be to build a community that offers teachers opportunities for connection as well as privacy.
